A first time buyer was unable to obtain a mortgage for a flat in Wandsworth they wished to purchase due to various cracks and movement and was asked to obtain a Structural Engineers General Movement Report. The matter was urgent.
The front of the building had various signs of long term movement, normal for many old properties. Various cracks were found by the valuation surveyor both inside and out.
Our service and advice
We were able to inspect the following day and issue our usual same day verbal advice and formal report a day later. Other firms were estimating a 2-3 week turnaround.
On inspection, our expert opinion concluded the cracking was both historic and minor and of no structural significance. We recommended routine repairs of less than £1,000 were required.
We were able to reassure both the buyer and lender. And the buyer was able to secure their mortgage and proceed with the purchase.
