Concrete Frame Survey

A client purchased 3 luxury apartments and wanted to combine them to create one luxury home.

There were major Party Walls between the apartments and it was located close to the central ‘core’ of lifts and staircases and it is the core walls that normally provide the main strength and stability to such buildings.

We were able to determine that the dividing Party Walls were not loadbearing as the 9 storey building was constructed from a reinforced concrete frame.

Equally importantly, we were able to determine, using intrusive exploratory work, that the Party Walls did not contribute to the lateral stability of the building and there were no columns carrying vertical loads hidden within these walls, apart from adjacent to the elevation as per the photograph.
