We specialise in “Surveys” of STRUCTURE. ie the skeleton structure of buildings.
The term Structural Survey requires explanation however as it was and still is a somewhat misused term within the house selling industry. This is because the more comprehensive Surveyors reports USED to be called full Structural Surveys but this was deemed misleading since they did not contain very specialist information on the skeleton structure.
Today we are Chartered Structural Engineers use the generic term Structural Surveys to cover a multitude of different types of survey and report, ranging from complete analysis of complex commercial buildings, office blocks etc, right down to looking at a single crack in a bay window in a small flat or family home during pre purchase.
It is therefore necessary to distinguish between the different types of Structural Survey, depending on the clients requirements.
Structural Engineers Reports
In general there are two distinct “markets” for Structural Surveys by a Chartered Structural Engineer;
a) Residential point of sale reports CALLED STRUCTURAL ENGINEERS REPORTS or as we prefer to call them STRUCTURAL ENGINEERS DEFECT ( OR GENERAL MOVEMENT ) INSPECTION REPORTS.
b) Commercial building structures; where a more general MOT/ health check is required. These are often carried out in conjunction with studies of record drawings, floor loadings, potential to alter etc.
In both instances reports might be for current owners of property but more commonly at point of sale.

Our own ” Structural Survey” is an appraisal of the skeleton structure of the property and varies from STRUCTURAL ENGINEERS REPORTS (As they are known) in as much as they include commentary on the ROOF STRUCTURE, FLOORS, BALUSTRADING, EXTERNAL STRUCTURES ( Retaining walls, garages etc).
STRUCTURAL SURVEYS are commonly requested in older and dilapidated properties prior to a whole house refurbishment, where there may be little point in a more general BUILDING SURVEY if matters such as roof coverings, windows, services, damp treatment etc are all to be replaced/ dealt with during the refurbishment.
We carry our structural surveys for both property owners and prospective purchasers requiring a general health check on the skeletal structure ie walls, floors and roof structure etc.
Such surveys are appropriate where either there are suspected structural issues (eg cracks, movement, sagging roofs etc), old and tired buildings or where a discerning client simply requires our most comprehensive inspection rather than a localised structural report to provide second opinions on defects already identified by others. Eg a Surveyor.
Our reports appraise the fundamental building structure in detail and include comments on Building Regulations alterations.

STRUCTURAL ENGINEERS REPORT COSTS
Costs are linked to both time, expertise and liability etc together with Insurance, office overheads for a High Street Company of 30 years.
Costs start at £ 1,000 +vat for a localised STRUCTURAL ENGINEERS (DEFECT INSPECTION) REPORT on one specific matter eg a crack in a bay window.
The more common STRUCTURAL ENGINEERS (GENERAL MOVEMENT) REPORT, looking at entire flats or houses looking at general signs of movement or multiple cracks start at £ 1500+vat and deal with most day to day family dwellings up to 3000 square feet or £ 3M sale price. larger properties cost slightly more.
All advice is covered by a detailed report, often 6-1o pages or more.
